4889 UMBRIA is a large-scale mixed-use residential development that transforms a former light-industrial property along Umbria Street into a new, connected residential community. The project balances density, livability, and neighborhood context, introducing new housing while retaining and adapting portions of the existing commercial fabric.

The development includes a multi-building residential complex organized around clear circulation, shared outdoor spaces, and active ground-floor uses. New construction is paired with selective demolition and reuse of existing structures, allowing the project to evolve incrementally while maintaining continuity with the site’s industrial history. Parking, bicycle infrastructure, and pedestrian connections are carefully integrated to support multiple modes of transportation and reduce neighborhood impact.

Architecturally, the project emphasizes durable materials, strong massing, and a refined but approachable expression suited to its Roxborough context. Unit layouts prioritize light, efficiency, and flexibility, while shared amenities foster a sense of community for residents. The result is a contemporary residential environment that contributes meaningful density and long-term value to the Umbria Street corridor.

 

PROJECT PROGRAM:
4889 Umbria is a large-scale mixed-use residential redevelopment transforming a former industrial site along Umbria Street in Philadelphia. Developed as an as-of-right IRMX project, the building consists of a five-story wood-frame residential structure over a three-story concrete and steel podium, integrating two levels of parking and a ground-level residential entry. The project delivers approximately 372 residential units within roughly 500,000 square feet of gross building area, supported by integrated parking and bicycle infrastructure. Retention of all but one existing structure onsite allow the development to balance new construction with the site’s industrial context, contributing long-term housing density and vitality to the Umbria Street corridor.
