This five-story mixed use development in Philadelphia’s Germantown neighborhood--along the once bustling Chelten Avenue commercial corridor--incorporates Art Deco detailing in the facade as homage to the historical character of Chelten Ave. Being situated in the middle of the block, we sculpted the plan to peel away from the shared property lines, allowing more windows, views and tenant balconies to occupy what is typically a blank wall. Amenity space is saved for the carve out at the top of the building, where the facade opens to the southwest, allowing for distant views of Philadelphia's skyline. The building includes 1500 square feet of ground floor retail and lobby space to be leased as a community amenity, 9 on-site parking spaces and 48 residential units (21 studios, 20 1-bedrooms, 7 2-bedrooms). The building incorporates Passive House design strategies to create a building that is highly efficient, offsetting its power consumption by producing electricity through a rooftop solar array and utilizing high performance, sustainable building materials.
