Diamond Street Senior Housing aims to bring high-quality, affordable senior living to the North Philadelphia West neighborhood, addressing the pressing need for safe and accessible housing for seniors in this community. This 6-story building combines innovative design with community-focused amenities to support the needs of residents aged 55 and older. At street level, approximately 10,000SF of commercial retail space is designed to boost local businesses and offer convenient services to residents and the surrounding community. The residential component consists of 120 fully furnished units for active seniors aged 55 and older, organized around a central green courtyard. The units, a mix of one-bedroom and studio apartments, are equipped with innovative ORI robotic furniture, originally developed in an MIT research lab, which optimizes space utilization and enhances livability in smaller spaces - making efficient and adaptable use of every square foot. Central to the building's design is the use of Cross-Laminated Timber (CLT) mass timber panels. This material is chosen for its numerous benefits: it significantly reduces the carbon footprint of the building, provides a warm and biophilic living environment, and promotes the health and well-being of the residents. Research indicates that biophilic design elements, like those provided by mass timber, can reduce stress, improve mental health, and enhance overall satisfaction in living environments—particularly important for senior residents. The building features a variety of thoughtfully designed outdoor spaces to encourage social interaction and community building. These include a garden terrace on the first floor, a courtyard terrace on the second floor, and a green roof with a 2,700SF amenity room and roof deck. These spaces are designed to facilitate community events, resident gatherings, and offer serene spots for relaxation with views of Center City. The project also incorporates several sustainable and health-focused design features, including a high-performing building envelope using Thermasteel Advanced Panel Systems, high-efficiency HVAC and hot water systems, LED lighting, 100% filtered and UV-treated outside air, water-efficient plumbing fixtures, Energy Star appliances, and a green roof. Additionally, the development supports a walkable lifestyle with easy access to multi-modal transit options, including buses, bicycles, and subways. Diamond Senior Housing is designed with both residents and the surrounding community in mind. The project seeks to create a safe, comfortable, and sustainable living environment that meets the needs of seniors while contributing positively to the revitalization of North Philadelphia West.
